One of the fastest-growing townships in the county through the 2000s, which puts a great many roofs at the same age at the same time.
New Hanover was farm country with a handful of villages: Layfield, Fagleysville, Hoffmansville, New Hanover Square, Sassamansville and the township’s share of Gilbertsville. Then it grew close to fifty percent in a single decade. Route 73 runs east and west along Big Road, Route 663 cuts across, and between them are subdivisions that did not exist in 1999, on land that was still planted in 1990.
Those houses are now twenty to twenty-five years old, which is when a builder-grade architectural shingle starts giving up its accessories: boots, seals, ridge vent, step flashing. We inspect rather than assume, because the shingle field is often the healthiest part of the roof. Roof permits for New Hanover are issued by New Hanover Township under the PA Uniform Construction Code.

Storm damage, active leaks and fallen trees, with 24/7 phone response.
Whole developments here went up within a few years of each other, so the roofs come due together and the same details fail on every street.
Boots, seals and vents wear out well before the shingle field does.
Houses on former farmland take wind with no windbreak upslope of them.
The older village houses need deck checks and steeper-pitch staging.
New Hanover Township issues the roofing permit under the state construction code.

New Hanover Township, under the Pennsylvania Uniform Construction Code. Roofing permits in Pennsylvania are handled by the township or borough, not by Montgomery County. We prepare the application with the product detail the township asks for, file it, and coordinate inspection so the job is properly on record.
Due for a look, not automatically for replacement. On builder roofs of that age the shingle field often has life left while the accessories are finished: pipe boots, ridge vent, step flashing at chimney and sidewall. We tell you which category your roof is in rather than quoting a number sight unseen.
Both. No trees means no debris in the valleys and no moss on the north slope, which is good. It also means wind and hail hit the roof with nothing in the way, so edges lift and mats bruise more readily. Edge detailing and fastening matter more on an exposed site than a sheltered one.
Water gets into a small opening, freezes, expands and makes the opening bigger, then repeats through the winter. It works on nail holes, flashing laps, mortar joints and any shingle that has lost its seal. It also drives ice damming at the eaves, which is why ice-and-water underlayment goes there.
