Twins, capes and post-war colonials on narrow lots, a short walk from the Warminster Line station, almost all of it in Abington Township.
Roslyn was called Hillside before the rose gardens gave it a new name, and it grew along the rail line that reached it in 1872. Today it is one of Abington Township’s named sections, sitting between Ardsley and Willow Grove, with Sandy Run running through Roslyn Park. The housing is dense by suburban standards: twins, capes and small colonials on narrow lots off Easton Road and Susquehanna Road.
On lots that tight, the job is as much about access as roofing. We plan staging, protection and cleanup around the neighbors first. The technical problems are party-wall flashing, short valleys and low-pitch porch roofs. Most of Roslyn sits in Abington Township, which issues the roofing permit under the PA Uniform Construction Code; the Upper Dublin portion permits through Upper Dublin Township.

Storm damage, active leaks and fallen trees, with 24/7 phone response.
With twins and narrow setbacks the leaks show up at shared walls, short valleys and low-pitch front porches rather than out in the open field.
Twins leak where two roofs meet a shared wall or a low parapet.
Front porches sit at low pitch and need membrane or metal instead.
Narrow driveways mean staging and cleanup get planned before the tear-off.
Roslyn roof permits come from Abington Township, or Upper Dublin where applicable.

From Abington Township for most of Roslyn, under the Pennsylvania Uniform Construction Code. A small part of the Roslyn area falls in Upper Dublin Township, which issues its own permits. We confirm the parcel first, because the mailing address does not decide it, then file and handle the inspection.
Because that wall is a junction, and junctions leak. Water runs down the shared wall, and if the flashing there was reused, sealed over, or stopped short of the roof covering, it finds a way in. Doing it properly means new metal carried up the wall and integrated with both roof surfaces.
Flat porch roofs on houses like these were often shingled, which does not work at that pitch. Water sits, finds a lap, and shows up on the porch ceiling. A membrane or a metal roof on the porch section, with flashing carried properly up the house wall above it, is the real repair.
We work that out before the day. On tight lots we usually use a smaller dumpster or a dump trailer, set with township parking rules in mind, tarp the neighbor’s side, and load out as we go. Cleanup includes a magnet pass across both the driveway and the lawn before we leave.
