Open ground at the top of the county, from Palm to Geryville. Farmhouse slate, barn metal and new-build asphalt, all in one township.
Upper Hanover sits at the northern tip of Montgomery County, where Perkiomen Creek begins and the Green Lane Reservoir fills the low ground. The villages of Palm, Geryville, Chapel and Fruitville are farm settlements that never became boroughs. Housing here runs from stone and frame farmhouses to large-lot homes built on former fields in the last thirty years. Mill Hill east of Palm is the highest point in the county.
We replace roofs on both kinds of house. On the older stock that means honest decking repair, ice-and-water protection at the eaves, and ridge and soffit ventilation that was never there to begin with. On newer homes it is usually architectural asphalt with corrected flashing. Permits for roof work come from Upper Hanover Township under the PA Uniform Construction Code.

Houses on former farmland have little to break the wind, so ridge caps, rake edges and the first two courses above the eaves take the most punishment.

Yes, roof replacement is permitted work under the PA Uniform Construction Code, and the application goes to Upper Hanover Township. The county has no role in it. We pull the permit, schedule the required inspection and keep the paperwork with your job file so you are not chasing it later.
Often, yes. Sound slate with failing nails or flashing can be reset and the valleys and chimney work rebuilt, which buys decades. We tell you plainly when the field is spent and replacement is the only honest answer, and we price both so you can compare.
Freeze-thaw cycling melts snow on a warm roof deck, and the water refreezes at the cold overhang. Wide farmhouse eaves make that worse. The fix is ice-and-water underlayment run well above the wall line plus real intake and exhaust ventilation so the deck stays cold.
The system is usually architectural asphalt, and the shingles are rarely the problem. Valleys, step flashing and fastening at the spec minimum are. On open lots wind finds those first. An inspection tells you whether you need a repair or a replacement.
