A Perkiomen-side village that was Crowtown, then Mechanicsville, with new housing now filling the fields around its old core.
Woxall sits on the east side of the Perkiomen Creek and has been renamed twice, from Kroppestettel to Mechanicsville and finally to a name pulled off a soap box label in 1888. The village grew up around Old Goshenhoppen Church, built in 1744. What is here now is two things at once: the old crossroads core, and housing developments put up since 2002 on the fields around it.
Two ages of roof, two sets of problems. The old core needs decking and flashing attention. The newer builds are coming up on their first replacement and usually need details corrected rather than a rescue. Most Woxall addresses permit through Upper Salford Township under the PA Uniform Construction Code.

Flat, TPO and metal systems, with maintenance programs that protect the asset.
Storm damage, active leaks and fallen trees, with 24/7 phone response.
The same road can hold a two-hundred-year-old farmhouse and a twenty-year-old colonial, and the two ask completely different things from a roofer.
Houses built after 2002 are reaching the end of their builder-installed roofs about now.
Village buildings hide plank decking and furring that change how new material is fastened.
Low ground near the Perkiomen keeps humidity high and pushes condensation onto the deck.
Upper Salford Township issues most Woxall permits; Marlborough Township covers the northern side.
Same office, same crews, a short drive away.
Whichever one your parcel is in. The village spans Upper Salford Township and Marlborough Township, and each administers the Pennsylvania Uniform Construction Code for its own properties. Most Woxall addresses fall in Upper Salford. We confirm the municipality before filing so the application does not land on the wrong desk.
It is time for a look, at least. Houses built here after 2002 are at the age where the original valleys, step flashing and pipe boots start giving out while the field shingles still look presentable. An inspection tells you whether targeted repairs buy several more years or the whole roof is genuinely done.
Plank decking, likely more than one old roof layer, and flashing that was sealed rather than rebuilt at some point. None of that is alarming, but it does mean the price depends on what the tear-off shows. We photograph the deck once it is open and talk to you before any extra work goes ahead.
Low ground near the creek keeps humidity up, and if the soffit intake is blocked or there is no ridge exhaust, that moisture condenses on the cold underside of the decking and drips. It looks exactly like a leak. Correcting the ventilation path usually solves it without touching the covering.
